I work with five people at a time, and I stay with you until you close. Not until you’re under contract. Until you close.
A house is worth what the house next door sold for. An apartment building of five or more units is worth what it earns.
Raise the rents to market, cut wasted expenses, and fix what’s broken, and the building is worth more. That’s called forced equity, and you control it.
Commercial buildings are valued on their net income. Add $20,000 a year in income, and at a 6% cap rate, the building is worth about $333,000 more. That’s the whole strategy.
Renovate, raise rents to market, and the building’s value goes up with them.
You decide the improvements, the rents, and the management. You can’t do that with a stock.
One roof, one loan, one closing for many units, instead of buying them one house at a time.
Refinance once the value’s up, pull capital back out, and buy the next one.
Questions investors ask before they apply
Because I’m doing it right now, not teaching from the sidelines. I’m renovating a 20-unit building today, and I made expensive mistakes on my first deal. You get both the playbook and the mistakes to avoid.
YouTube can’t look at your deal and tell you it’s bad. One overpriced building costs far more than guidance does. The purchase price makes or breaks the deal, and that’s where I help most.
We set a clear buy box, stress-test every deal at today’s rate, and treat walking away from a bad deal as a win. I’m with you before you sign, not after.
You don’t have to do it yourself. We do most of the work ourselves on our buildings, but you can hire all of it out. You just need to buy a deal where the numbers still work after paying for every hour of labor.
Commercial lenders look heavily at the building’s income, not just your paycheck. I’ll show you which lenders to talk to and exactly what to bring them.
Nobody can time rates. If a deal works at today’s rate, buy it, and refinance if rates drop. If it only works when rates come down, it’s not a deal.
Yes. Expect about 5-7 hours a week during the six months, mostly underwriting deals and calls
We go over pricing on the call, once we know it’s a fit. The call itself is free.
Thirty minutes. We talk about where you are, what you’re working toward, and whether this makes sense. If it’s not a fit, I’ll tell you.

I only take five people at a time, so I’m picky about who I work with. Here’s who gets the most out of this.
✅ You have around $150k available to invest
✅ You want to actively own and operate your building
✅ You’re ready to buy within the next six months
✕ You want passive income
✕ You’re looking for a no-money-down trick
✕ You want someone to do it all for you
If you want passive, buy the S&P. This is a business, not an investment.
